TL;DR
Lead Operating Engineer (HVAC): Operating and maintaining mechanical, electrical, plumbing, and building systems for a commercial facility with an accent on preventive maintenance, equipment reliability, and emergency response. Focus on supervising maintenance activities, coordinating contractors, improving maintenance procedures, and solving complex building-operations issues.

Location: Onsite in Miami, Florida, USA; travel between properties may be required. Shift work, on-call duties, overtime, and extended periods without relief during emergencies may be required.

Salary: $30.65–$36.057692 per hour, approximately $4,904–$5,769 per month based on 160 hours.

What you will do

  • Operate, maintain, inspect, and repair mechanical, electrical, plumbing, HVAC, boiler, pump, refrigerant, water, and related building systems.
  • Perform preventive maintenance, including filter changes, lubrication, component replacement, belt adjustment, bearing replacement, and shaft alignment.
  • Supervise maintenance staff when applicable and assign, monitor, and report on maintenance activities and projects.
  • Develop building-specific maintenance procedures and recommend improvements to preventive maintenance programs.
  • Coordinate contractors and technicians, maintain inventory, and compile monthly operational reports.
  • Respond to equipment failures, fires, evacuations, customer concerns, and other emergency situations while following safety and regulatory requirements.

Requirements

  • At least 5 years of related trade experience operating mechanical, electrical, and plumbing systems in commercial properties.
  • High school diploma or GED equivalent; trade school or apprenticeship completion is preferred.
  • Required trade licenses or permits as applicable, such as Journeyman or Master Electrician, city, operator, or steam engineer licenses.
  • Valid Universal-level EPA Section 608 certification for CFC and HFC refrigerants.
  • Valid driver’s license with a good driving record and basic skills in Outlook, Excel, and Word.
  • Ability to lift at least 50 pounds, climb, stoop, crouch, work outdoors between properties, and safely handle equipment and lifting devices.

Nice to have

  • Experience with energy management systems, techniques, and operations.
  • Thorough knowledge of building systems operation, maintenance, and repair.
