What you will do

• Lead site entitlement efforts, including zoning, platting, and land use approvals to advance data center sites.
• Act as the primary point of contact for municipalities, county commissioners, and other public officials.
• Prepare and deliver presentations to city councils, planning and zoning boards, and other public bodies.
• Identify and acquire building and access permits, coordinating with public works and TxDOT.
• Coordinate with utility providers (power, water, wastewater, gas, telecom/fiber) to confirm capacity and service availability.
• Support land acquisition by sourcing sites, negotiating with landowners, and structuring purchase agreements.

Requirements

• Experience in real estate development with at least one completed project from acquisition through entitlement.
• Demonstrated experience entitling property and working directly with public officials.
• Working understanding of Texas oil, gas, and mineral rights.
• Basic knowledge of real estate purchase contracts, title work, and the closing process.
• Strong written and verbal communication skills for professional external representation.
• Valid driver's license and ability to travel locally and regionally within Texas.

Nice to have

• Commercial real estate development experience.
• Prior experience acquiring utility, building, or entrance permits.
• Existing relationships with officials or staff in Lubbock and surrounding West Texas municipalities.
• Background in energy, land, or infrastructure-related real estate (e.g., landman).
