What you will do

• Manage an active pipeline of real estate and land opportunities, tracking deal status, milestones, and financial summaries.
• Negotiate directly with landowners and brokers to secure access agreements, easements, ground leases, and purchase contracts.
• Review and analyze complex lease and contract language to identify operational constraints and financial risks.
• Lead financial modeling and underwriting for land acquisitions and build-to-suit developments.
• Support site selection by synthesizing zoning, entitlement risks, and infrastructure constraints into investment recommendations.
• Coordinate third-party surveyors and contractors for field assessments and due diligence.

Requirements

• Demonstrated ability to negotiate and draft land agreements, surface use agreements, and ROW/easements.
• Strong knowledge of real estate fundamentals: lease structures, title, surveys, and development economics.
• Experience analyzing complex contractual language and identifying risk provisions.
• Ability to synthesize large amounts of data into actionable recommendations for senior stakeholders.
• Proficiency in Microsoft and Google suites.

Nice to have

• Experience in data center, industrial, or energy development.
• Familiarity with power infrastructure and site feasibility analysis for high-load facilities.
• Background in oil and gas land, surface rights, or mineral rights work.
