QS / Contracts Manager (Pharmaceutical Construction)

What you will do

• Lead commercial administration from procurement through final account settlement.
• Administer construction contracts, including remeasureable and BoQ-based work packages.
• Manage variations from instruction and assessment through negotiation, agreement, and close-out.
• Prepare, review, assess, and certify monthly payment applications and contractor valuations.
• Engage with contractors and subcontractors on valuations, claims, compensation events, and final accounts.
• Identify commercial risks, support contractual positions, and provide cost forecasts, risk registers, and commercial advice to project stakeholders.

Requirements

• Bachelor’s degree in Quantity Surveying, Construction Management, or a related field.
• 8–12 years of commercial management experience on major construction projects.
• Experience with pharmaceutical or industrial construction contracts and GMP requirements.
• Expertise in contract administration, including FIDIC, NEC4, or similar standard forms.
• Knowledge of EU procurement regulations, tender processes, construction law, variations, and dispute resolution.
• Strong cost control, budgeting, forecasting, negotiation, analytical, and stakeholder-management skills.

Nice to have

• Chartered membership with RICS, CIOB, or an equivalent European qualification.
• Fluency in Dutch.
