What you will do

• Identify and evaluate data center development opportunities, assessing power availability, fiber infrastructure, and permitting timelines.
• Perform site selection analyses considering energy access, cooling, zoning, and environmental factors.
• Develop and maintain financial models for the full project lifecycle, including joint venture waterfalls and return metrics (IRR, MOIC, NPV).
• Underwrite customer contracts and analyze power purchase agreements (PPAs) and interconnection agreements.
• Support end-to-end transaction processes, coordinate third-party due diligence, and prepare investment memos for senior leadership.
• Monitor industry trends and hyperscaler demand signals to inform investment theses.

Requirements

• 2+ years of experience in real estate development, infrastructure finance, data centers, investment banking, or private equity.
• Strong financial modeling skills and proficiency in Microsoft Excel and PowerPoint.
• Bachelor's degree in Finance, Real Estate, Economics, Engineering, or a related quantitative field.
• Ability to analyze real estate and infrastructure documents (LOIs, PPAs, DSAs).
• Proficiency in using AI to build custom tools and accelerate workstreams.
• Must be based in New York, NY.

Nice to have

• Direct exposure to data center site acquisition or hyperscale/colocation leasing.
• Familiarity with power markets and grid interconnection (ERCOT, MISO, PJM).
• Experience with GIS mapping tools or infrastructure analytics platforms.
• Knowledge of land development and permitting processes for large-scale industrial facilities.
