What you will do

• Lead technical and design processes, managing external consultants and subcontractors throughout the project lifecycle.
• Ensure designs are fully coordinated, compliant with current regulations, and optimized for cost-effectiveness and buildability.
• Manage the project-specific design programme, reporting progress to Commercial and Operations teams.
• Fulfil the CDM Principal Designer and Building Regulations Principal Designer roles.
• Review and input into bids, undertaking technical appraisals and preparing contractor proposals.
• Oversee document control and ensure all design information is accurately registered and distributed.

Requirements

• Must be based in or able to work onsite in Warrington, UK.
• Proven track record in managing design and technical processes for residential buildings.
• Strong knowledge of the UK building safety legislative framework, including the Building Safety Act and Building Regulations.
• Experience in high-rise development and designer scoping.
• Ability to review drawings, identify technical issues, and lead coordination workshops.
• Strong leadership, analytical, and communication skills with a valid driving licence.

Nice to have

• Minimum Level 4 (HNC/NVQ4) architectural or construction-based qualification.
• Experience with CAD (AutoCAD or Revit) and BIM.
• Knowledge of PAS9980 fire risk assessments and temporary works.
• Membership of a relevant professional body such as CIOB, CIAT, or RICS.
