Real Estate Debt Valuation Analyst (Commercial Real Estate)

Location: Atlanta, Georgia, United States of America; the role is also available in Irvine and Los Angeles offices. The activity-based work model combines office collaboration with remote work for focused tasks.

Salary: $55,000–$85,000 USD base pay per year, excluding bonuses, equity, benefits, and other incentives.

What you will do

• Support debt valuation, appraisal management, asset management calls, lender package reviews, and client workflows.
• Conduct market and submarket analyses, gather data, determine valuation assumptions, and assess commercial real estate collateral.
• Build discounted cash flow models in Excel and develop familiarity with ARGUS Enterprise for property-level valuations.
• Review loan agreements, promissory notes, investment committee memos, third-party appraisal reports, rent rolls, operating statements, and tenant sales data.
• Research capital markets using resources such as Bloomberg and evaluate Federal Reserve decisions, Treasury rate movements, and loan spread changes.
• Complete onboarding and professional development training, including USPAP, basic appraisal principles, business practices, ethics, and ARGUS certification.

Requirements

• University or college degree in Real Estate, Finance, or a related field preferred but not required, with a minimum 3.5 GPA.
• Proficiency with Microsoft Excel, including VLOOKUPs, INDEX/MATCH, and pivot tables.
• Strong attention to detail and exposure to business writing.
• Ability to communicate proactively about deliverables and requests for assistance.
• Ability to work independently and collaboratively in a professional or academic environment.

Nice to have

• Internship experience in the commercial real estate industry.
• Experience with ARGUS Enterprise.
