What you will do

• Lead the identification and acquisition of powered land, powered shells, and data center campuses across the Americas.
• Execute land purchase agreements, ground leases, and option agreements while managing broker networks.
• Conduct comprehensive site feasibility assessments covering zoning, entitlements, and utility infrastructure.
• Coordinate technical, commercial, and legal due diligence with Legal, Finance, and Engineering teams.
• Maintain a qualified acquisition pipeline with visibility into power availability and commercial terms.
• Track market conditions, utility capacity constraints, and competitive activity to inform strategy.

Requirements

• 8+ years of experience in land acquisition, real estate development, or infrastructure site development.
• Deep expertise in powered land acquisition and utility interconnection processes in the Americas.
• Proven track record of structuring and executing complex land purchase and lease agreements.
• Established network of brokers and utility advisors in key data center markets.
• Ability to assess power infrastructure and interconnection risk (substations, transmission access).
• Bachelor's degree in Real Estate, Business, Engineering, or a related field.

Nice to have

• Direct experience at a data center developer, hyperscaler, or utility-scale energy developer.
• Working knowledge of civil engineering constraints and critical power design for data centers.
• Familiarity with colocation and turnkey leasing structures.
• Strong relationships with stakeholders in Texas, Southeast, Mid-Atlantic, or Pacific Northwest markets.
• Proficiency with deal tracking tools like Salesforce, Airtable, or Smartsheet.
