TL;DR

Pre-Approval Specialist/Loan Officer Assistant (Mortgage): Providing support to loan officers by pre-underwriting and pre-approving mortgage loans with an accent on financial document review and pipeline management. Focus on analyzing complex income sources, ensuring document compliance, and streamlining the loan closing process.

Location: Must operate within Pacific Time zone working hours to support the West Coast region

Salary: Hourly Rate: $28.84 - $31.25

What you will do

  • Collaborate with loan officers to structure and restructure loans.
  • Pre-underwrite and pre-approve loans by reviewing paystubs, W-2s, bank statements, and credit reports.
  • Audit loan files for missing documentation and generate needs lists to ensure loan stability.
  • Deliver rate disclosures, re-disclosure packages, and communicate loan details and cost estimates to borrowers.
  • Manage a diverse loan pipeline including Conforming, FHA, VA, USDA, Jumbo, and Non-QM products.
  • Perform system entry and document preparation using Encompass, Blend, Optimal Blue, and Mortgage Coach.

Requirements

  • Minimum of 5 years of mortgage banking and real estate transaction experience.
  • NMLS and state MLO license (preferred).
  • Proficiency in evaluating complex self-employed income (1040s, 1065s, 1120s) and RSU income.
  • Experience with Encompass, Optimal Blue, Mortgage Coach, and automated underwriting systems (DU/LP).
  • High School Diploma, GED, or equivalent.
  • Ability to work within Pacific Time zone hours.
