Development Associate / Analyst (AI Data Centers)

Location: US; willingness to travel up to 15% based on business needs.

Base salary: $90,000–$160,000 USD per year; bonus, equity, and/or commission programs may also apply.

Nscale is building a vertically integrated GenAI cloud platform spanning data centers, software, and applications, using sustainable technology solutions.

What you will do

• Support development managers advancing AI data center sites from origination and site control through due diligence, entitlement, permitting, and Final Investment Decision.
• Maintain project schedules, milestone trackers, budgets, risk registers, dashboards, and status reports across concurrent projects.
• Coordinate external consultants and internal Energy and Power, Design, Preconstruction, Legal, and Finance teams.
• Manage due diligence deliverables, summarize findings and risks, and track entitlement and permitting requirements.
• Prepare meeting materials, agendas, follow-ups, capital approval inputs, and cost reports.
• Standardize development templates, playbooks, and reporting while performing ad-hoc analysis of sites, markets, schedules, and costs.

Requirements

• Bachelor’s degree in Real Estate, Engineering, Construction Management, Finance, Urban Planning, or a relevant discipline, or an equivalent combination of education and experience.
• 1–3 years of related experience in real estate, infrastructure, construction, finance, or consulting.
• Strong organizational skills and attention to detail, with the ability to manage multiple moving pieces across concurrent projects.
• Strong analytical and writing skills, including the ability to distill complex information into clear, concise summaries.
• Proficiency in Google Suite and Microsoft Office tools.
• Self-starter comfortable operating with urgency in a fast-paced, ambiguous environment.
• Willingness to travel up to 15% based on business needs.

Nice to have

• Data center experience.
• Excel or Google Sheets modeling skills.
