Facilities Technical Project Manager (Semiconductor)

Location: Gloucester, MA, United States; onsite presence required. Frequent field walks and active construction areas are part of the role, with occasional off-hours coordination for shutdowns and tie-ins. Limited relocation assistance may be considered, but the role is not relocation eligible.

Salary: $116,000–$159,500 per year, plus comprehensive benefits and potential bonus and stock award programs.

What you will do

• Lead facilities and real estate capital projects from feasibility and design through construction, commissioning, turnover, and closeout.
• Deliver tool-ready infrastructure and process utilities, including HVAC, environmental controls, exhaust, make-up air, airflow balancing, CDA, vacuum, electrical distribution, controls/BMS, monitoring, and specialty gas interfaces.
• Lead cleanroom retrofit and build projects while protecting contamination control, safety, uptime, ISO classification requirements, pressure regimes, airflow, filtration, and operational turnover.
• Manage RFPs, bid evaluation, contractor selection recommendations, construction administration, RFIs, submittals, inspections, safety compliance, change management, schedule recovery, punch lists, and closeout documentation.
• Own CAPEX forecasting, monthly projections, accrual coordination, variance analysis, change-order impacts, and integrated Microsoft Project schedules with critical-path management.
• Integrate Facilities, EHS, Security, IT, Engineering, R&D, Operations, Logistics, lab owners, contractors, and other stakeholders in a matrix environment while influencing without authority.

Requirements

• 5–10 years of progressive project management experience in facilities capital projects; 10–15 years is preferred for complex, independent ownership.
• Experience delivering MEP-intensive projects in operational environments such as manufacturing, life sciences, data centers, advanced R&D, or similar settings.
• Experience leading construction administration, including RFIs, submittals, contractor performance management, and change control.
• Strong CAPEX forecasting, cost tracking, and variance reporting skills; PO approval is not required.
• Microsoft Project proficiency is required, including building schedules from scratch, managing logic ties and milestones, tracking the critical path, and updating progress.
• Strong communication and stakeholder leadership skills in a matrixed environment.
• Ability to plan work around uptime, safety, contamination control, shutdowns, tie-ins, and critical work windows.
• Ability to anticipate risks, communicate mitigation plans, align competing priorities, and maintain accountability across internal partners and contractors.
• This role does not coordinate tool installations directly; it delivers infrastructure readiness to support tool installation and ongoing operations.

Nice to have

• Experience delivering tool-ready infrastructure for semiconductor or advanced manufacturing environments.
• Experience with cleanroom retrofit or build projects, contamination control practices, and operational turnover.
• Primavera P6 exposure for potential future adoption.
• PMP or equivalent certification.
• Familiarity with commissioning approaches for MEP and process utility systems and structured turnover documentation.
