CLS Taiwan Launch Director (Logistics)

What you will do

• Develop Taiwan’s long-term logistics infrastructure master plan, including network expansion, site footprints, capital allocation, volume forecasting, capacity allocation, and manpower planning.
• Lead concurrent greenfield and brownfield fulfillment site launches, including PMO delivery, milestone tracking, risk escalation, and launch readiness.
• Direct land acquisition, land banking, build-to-suit development, real estate negotiations, financial models, and investment proposals.
• Oversee permitting, zoning, environmental assessments, building permits, fire safety certifications, government relations, construction delivery, contractors, and operational handover.
• Govern civil, MEP, high-voltage, fire protection, IT infrastructure, warehouse layout, CAD, MHE procurement, automation design, and FAT/SIT/SAT activities.
• Own multi-million-dollar CAPEX/OPEX budgets, EHS compliance, process innovation, smart-factory data collection, and troubleshooting standards while leading multidisciplinary teams.

Requirements

• 12–15+ years of progressive leadership experience in logistics real estate development, facility construction management, engineering launch programs, or industrial expansion within high-growth e-commerce, 3PL, or retail supply chain sectors.
• Bachelor’s or Master’s degree in Civil Engineering, Construction Management, Electrical/Control Engineering, Real Estate, Industrial Engineering, or a related technical discipline.
• Industrial/logistics domain knowledge and familiarity with the Taiwan market, including local building codes and permitting.
• Experience launching greenfield and brownfield warehouses, including AutoCAD, structural engineering, MEP systems, and sites under 5,000 pyeong GFA.
• Hands-on familiarity with automated sorting systems, MHE procurement, vendor contract management, and PLC/SCADA control frameworks.
• Experience with site underwriting, land banking, build-to-suit developer management, and municipal entitlements.
• Strong expertise in multi-million-dollar CAPEX/OPEX management, ROI modeling, value engineering, KPI tracking, and executive dashboards such as Tableau or Power BI.
• Proven ability to manage civil and automation engineers, real estate managers, PMO leads, contractors, government officials, and vendors in dynamic environments.
• Professional fluency in spoken and written English and Mandarin Chinese is required.

• PMP, Professional Engineer/PE, or Architect certification.
