Construction Manager II, ANS (Construction Management)

Location: Onsite at client and partner sites in Poughkeepsie, New York, United States; typical construction hours are 7 AM–4 PM, Monday–Friday, with additional hours as directed and 24/7 emergency availability when off-site.

What you will do

• Coordinate with the Project Manager, owner consultants, governing agencies, testing and inspection agencies, design-builders, vendors, and the wider project team.
• Monitor onsite construction for compliance with drawings, specifications, contracts, approved submittals, safety requirements, and contract documents.
• Coordinate and document code inspections, third-party testing, final inspections, progress meetings, and project coordination meetings.
• Track CPM schedules, actual start and completion dates, project chronology, contractor manpower, RFIs, daily logs, photos, deliveries, milestones, and safety issues.
• Review payment applications and support technical reviews of Potential Impacts, Change Order Requests, time-and-material work, extra-work tickets, and field changes.
• Maintain punch lists and nonconformance records, track corrective actions, verify as-built drawings, document deficiencies, and support project closeout.

Requirements

• At least 6 years of experience as a Construction Manager, Field Manager, or Field Superintendent on commercial or educational projects.
• At least 6 years of experience with construction management processes and construction means and methods.
• At least 6 years of experience in construction phases, including problem-solving, information interpretation, conclusion drawing, and decision-making.
• Experience with Microsoft Outlook, Word, Excel, Teams, Bluebeam, Kahua, PlanGrid, Procore, or similar project management software.
• OSHA 30-Hour Safety Training.
• A bachelor’s degree in civil engineering, construction management, or an equivalent degree is desired but not required.
• Ability to stand, sit, walk, bend, crawl, climb ladders and stairs, reach overhead, lift 40 pounds or more, use required personal protective equipment, and work in extreme temperatures, loud noises, and fumes on project sites.
