Associate, DC Development (AMERS) (AI)

Location: AMER; remote-first workplace with flexibility to work wherever you work. Travel up to 15% may be required.

Base salary: $90,000–$135,000 USD per year, with potential bonus, equity, and/or commission programs.

What you will do

• Support development managers in advancing a portfolio of AI data center sites from origination through diligence and Final Investment Decision.
• Maintain project schedules, milestone trackers, budgets, and risk registers across concurrent projects.
• Coordinate external consultants and internal Energy and Power, Design, Preconstruction, Legal, and Finance teams.
• Manage due diligence deliverables covering title, surveys, geotechnical, environmental, zoning, and utility studies.
• Track entitlement and permitting applications, hearings, conditions, and jurisdictional requirements.
• Build dashboards, status reports, cost analyses, and inputs for FID and capital approval packages.

Requirements

• Bachelor's degree in Real Estate, Engineering, Construction Management, Finance, Urban Planning, or a related discipline, or equivalent education and experience.
• At least 1 year of related experience in real estate, infrastructure, construction, finance, or consulting.
• Strong organization, attention to detail, analytical skills, and concise technical writing ability.
• Ability to manage multiple concurrent projects and operate with urgency in a fast-paced, ambiguous environment.
• Proficiency in Google Workspace and Microsoft Office.
• Willingness to travel up to 15% based on business needs.

Nice to have

• Exposure to data center, energy, or other mission-critical infrastructure projects.
• Financial modeling skills in Excel or Google Sheets.
• Familiarity with zoning, entitlement, or permitting processes.
