Manager, AI Data Center Development (AI)

Location: Remote – North America; approximately 40% travel required

What you will do

• Build and manage a pipeline of candidate sites and AI Factory partners across North America.
• Qualify sites based on power availability, energization timelines, rack density, liquid-cooling readiness, fiber diversity, latency, and permitting risk.
• Secure utility power, manage interconnection and load studies, and evaluate bridge or behind-the-meter power options.
• Develop fiber-carrier relationships, negotiate connectivity agreements, and align bandwidth with customer demand.
• Own delivery from site qualification through operational readiness, coordinating construction, engineering, cooling, network, and rack-ready milestones.
• Build qualification playbooks, maintain pipeline and megawatt reporting, and provide executive updates on readiness, risks, and capacity.

Requirements

• 8–12+ years of experience in data center development, site selection, colocation, hyperscale infrastructure, or energy and utility project development.
• Direct experience securing utility power for large-load sites, including interconnection, load studies, and service agreements.
• Working knowledge of fiber networks and carrier provisioning.
• Experience delivering multiple concurrent infrastructure projects on aggressive timelines.
• Strong negotiation skills with utilities, landlords, carriers, and contractors.
• Clear executive communication and the ability to operate with ambiguity and ownership in a fast-moving startup.

Nice to have

• Experience with high-density GPU or AI deployments, direct liquid cooling, and NVIDIA reference architectures.
• Established relationships across utilities, developers, carriers, and data center operators in North American markets.
• Knowledge of permitting, zoning, land entitlement, local incentives, site financing, or capacity offtake structures.
• Electrical or mechanical engineering, construction management, or energy background.
