Head of Real Estate (Defense)

Location: El Segundo, California, United States; willingness to travel domestically and internationally is required.

Salary: $145,000–$180,000 annual base compensation, excluding bonus, equity, and benefits.

What you will do

• Own the real estate strategy and multi-year site plan across manufacturing, laboratory, and office locations.
• Lead domestic and international site selection, market analysis, test-fit studies, and lease-versus-buy-versus-build evaluations.
• Negotiate and execute leases, purchases, subleases, renewals, and terminations with brokers, landlords, sellers, and external counsel.
• Coordinate due diligence, physical assessments, code compliance, buildout scope, and site handoffs with Facilities and Workplace.
• Manage real estate capital and operating budgets, lease obligations, critical dates, portfolio costs, and the portfolio database.
• Present portfolio strategies, transaction recommendations, and budget updates to executive leadership and the board.

Requirements

• 10+ years of experience in corporate real estate, real estate transactions, or brokerage, including lease or purchase negotiations and portfolio strategy.
• Experience managing multi-site portfolios across industrial, manufacturing, laboratory, or office environments.
• Strong knowledge of lease economics, deal structuring, and real estate financial modeling, including NPV, IRR, and total occupancy cost.
• Experience managing external brokers and real estate counsel and negotiating with landlords or sellers.
• Ability to work autonomously in a fast-scaling environment with limited existing infrastructure.
• Excellent communication skills and willingness to travel domestically and internationally.

Nice to have

• Experience with defense, government, regulated, or secure-facility real estate.
• Familiarity with export control requirements, including ITAR and EAR, affecting site selection and facility access.
• Experience establishing international sites and supporting M&A real estate diligence and integration.
• Experience partnering with or managing a Facilities and Workplace organization.
• Eligibility for a U.S. government security clearance.
