Manager, CoLo Leasing (AMERS)

Location: Remote-first role supporting colocation transactions across the United States and the AMER region; travel of up to 15% may be required.

Base salary: $110,000–$155,000 USD per year, plus possible bonus, equity, commission, and benefits.

What you will do

• Screen colocation opportunities against technical and commercial criteria, including power capacity, delivery timing, density, cooling, location, and pricing.
• Prepare deal summaries, comparisons, economics, risk summaries, and recommendations for go/no-go decisions.
• Manage the colocation pipeline, trackers, status updates, owners, next steps, and provider or broker coordination.
• Draft LOIs and term sheets and support negotiations for master service agreements, leases, and service orders.
• Coordinate technical diligence with Energy and Power, Design, Operations, Legal, and other internal teams.
• Manage approvals, signatures, handoff to Operations, lease obligations, milestones, templates, checklists, and playbooks.

Requirements

• At least 2 years of transaction support experience in data center colocation, commercial real estate leasing, infrastructure, or a related field.
• Hands-on experience supporting deals through screening, LOI, negotiation, and execution.
• Ability to work independently, prioritize concurrent deals, and manage assigned workstreams with minimal oversight.
• Strong analytical and financial modeling skills in Microsoft Excel or Google Sheets.
• Clear written and verbal communication skills, with the ability to turn complex terms into decision-ready summaries.
• Comfort with Google Workspace, Microsoft Office, and deal-tracking or CRM tools.

Nice to have

• Knowledge of colocation or lease commercial terms and contract structures.
• Experience with colocation providers, brokers, or hyperscale data center tenants.
• Bachelor’s degree in Real Estate, Finance, Business, Engineering, or a related discipline; a Master’s degree is a plus.
