Commercial Building HVAC Services Manager (HVAC)

Location: Ohio - Columbus Metro, United States; building maintenance work at commercial properties throughout the Arena District in Columbus.

Salary: $97,000-$180,000 annually; expected starting range: $97,000-$145,000.

What you will do

• Lead facilities maintenance supervisors, workers, HVAC technicians, and other technical support staff.
• Oversee maintenance and repairs for HVAC, electrical, life safety, building, grounds, janitorial, and support systems.
• Provide technical guidance on commercial HVAC systems, TRANE controls, and building automation technologies.
• Develop maintenance procedures, operating plans, budgets, and cost-efficiency improvements.
• Select and manage external contractors and vendors, including negotiations and service oversight.
• Manage hiring, performance, compensation planning, training, workflow, and disciplinary processes.

Requirements

• At least eight years of relevant facility maintenance experience, including carpentry, structural maintenance, painting, and plastering.
• Prior managerial or supervisory experience is strongly preferred.
• Extensive commercial HVAC maintenance experience with advanced diagnostic and troubleshooting skills.
• Knowledge of facility management, project management, budgeting, financial analysis, building systems, electrical systems, fire safety, EPA, and applicable codes.
• Ability to lead diverse maintenance projects and communicate effectively with associates and external contractors.
• Valid driver’s license and safe driving record; ability to work non-standard hours and rotating shifts as needed.

Nice to have

• Technical or vocational education, undergraduate studies, or equivalent work experience.
• Property management specialist training.
• Level I Vibration Analyst or Thermographer certification.
• Relevant state hydronics, HVAC, or CFC refrigerant licenses and certifications.
