Regional Specialist (Property Management)

Location: Olympia, Washington, USA; candidate must reside in Washington. The portfolio is located in Southern Washington and West Linn, Oregon, with weekly travel between assigned properties.

Salary: $90,000–$100,000 per year

What you will do

• Oversee a portfolio of multifamily communities and serve as the primary operational contact for third-party ownership groups.
• Hire, train, supervise, develop, and evaluate on-site personnel while ensuring compliance with company policies and procedures.
• Manage marketing, leasing, resident issues, inspections, file audits, maintenance operations, repairs, and property safety.
• Analyze occupancy, leasing activity, rent collections, expenses, delinquency, budgets, and NOI to identify risks and improvement opportunities.
• Present financial performance, budget variances, operational results, and business plans to owners and executive leadership.
• Implement corrective action plans, supervise rent collection, approve invoices and reports, and support financial and operational planning.

Requirements

• Minimum three consecutive years of property management experience as a Multi-Site Community Manager or Area Manager overseeing at least three properties.
• Direct experience with LIHTC and other affordable housing programs in Washington.
• Residence in Washington and ability to travel weekly throughout the assigned portfolio.
• Valid driver's license, operational vehicle, and valid automobile insurance.
• Experience preparing and delivering presentations covering financial performance, operational results, business plans, and strategic recommendations.
• Strong communication, decision-making, negotiation, computer, and financial analysis skills; advanced Microsoft Excel preferred. Ability to work after-hours during emergencies and perform physical property inspections.

Nice to have

• Four-year college degree, or relevant experience and industry designations in lieu of a degree.
• Knowledge of Yardi Residential.
