Construction Project Manager (Multifamily)

Location: San Mateo, California; hybrid schedule with 3 days in the office and required site visits

Salary: $140,000–$180,000 annually plus eligibility for an annual discretionary bonus

What you will do

• Serve as the owner's representative for multifamily ground-up development, renovations, ADUs, unit conversions, and special construction initiatives.
• Lead projects from due diligence and feasibility through preconstruction, permitting, construction, inspections, turnover, and closeout.
• Develop scopes, estimates, budgets, schedules, feasibility assessments, and constructability reviews.
• Manage general contractors, subcontractors, architects, engineers, consultants, vendors, utilities, and municipal agencies.
• Review construction documents, coordinate RFIs, submittals, inspections, approvals, change orders, and project documentation.
• Conduct site visits, monitor project performance, mitigate risks, and communicate impacts to leadership, property teams, residents, and other stakeholders.

Requirements

• 5+ years of construction management experience, including multifamily residential development, ground-up construction, renovation, or special projects.
• Experience managing projects from preconstruction through completion, including budgeting, scheduling, permitting, construction, and closeout.
• Strong understanding of construction means and methods, building systems, permitting, inspections, and applicable building codes.
• Ability to read and interpret architectural, civil, structural, mechanical, electrical, plumbing, landscape, and other construction documents.
• Strong project management, communication, stakeholder management, and risk mitigation skills across multiple concurrent projects.
• Ability to travel regularly to active construction and development sites.

Nice to have

• Experience with multifamily ground-up development, new construction, ADUs, unit conversions, infill construction, or capital improvements.
• Experience working directly for a real estate owner or developer in an owner's representative capacity.
• Experience with local permitting, entitlements, utility coordination, inspections, feasibility studies, capital planning, or development opportunities.
• Bachelor's degree in construction management, engineering, architecture, business, or a related field.
