Land and Right of Way Agent (Gas Pipelines): Managing landowner relationships, easements, property rights, encroachments, and access agreements supporting gas pipeline operations with an accent on negotiations, compliance, and operational reliability. Focus on investigating title and land records, resolving property conflicts, coordinating acquisitions, and supporting field operations across the service territory.
Location: Coudersport, Pennsylvania, United States. Partial hybrid schedule with a minimum three-day office requirement once fully trained, combined office and field work, and frequent travel throughout the service territory.

What you will do
- Manage landowner relationships, inquiries, complaints, notifications, and stakeholder communications.
- Investigate property ownership, title records, easements, deeds, permits, licenses, and other land-related documents.
- Resolve historical and existing encroachments, access restrictions, unauthorized land use, and property conflicts.
- Negotiate easements, licenses, permits, temporary workspaces, access agreements, and other land rights.
- Support land acquisitions, valuation reviews, settlement negotiations, maintenance projects, and capital improvements.
- Coordinate with Operations, Engineering, Environmental, Legal, contractors, public agencies, field crews, and landowners during projects and emergency response.
Requirements
- At least three years of experience in right-of-way, land acquisition, real estate, utility operations, public agency relations, or a related field.
- Experience negotiating land rights and property agreements.
- Knowledge of easement law, property rights, title research, and land acquisition practices.
- Valid driver's license, satisfactory driving record, and ability to travel throughout the service territory.
- Strong negotiation, conflict-resolution, communication, organizational, and project management skills.
- Ability to analyze title and property documents and read maps, surveys, legal descriptions, and engineering drawings.
Nice to have
- Experience supporting operational projects in the pipeline industry.
- Experience resolving encroachments and property disputes.
- Familiarity with GIS, land management systems, public land records, and Microsoft Office.
- IRWA Right-of-Way Certification, SR/WA designation, or an applicable real estate license.
