What you will do

• Lead front-end planning and preconstruction activities, including project cost, schedule, constructability, assumptions, and commercial inputs.
• Partner with Corporate Development and Central Engineering on feasibility analysis, site selection, design standards, cost assumptions, and schedule models.
• Develop conceptual pricing, per-MW benchmarks, cash flow curves, escalation assumptions, and scenario-based schedule models.
• Lead or support RFPs, including scope definition, bid packages, contractor solicitation, bid leveling, and award recommendations.
• Establish documented budgets, assumptions, and schedule baselines before projects transition to active construction.
• Report preconstruction status, risks, budgets, schedules, and pipeline readiness to leadership and cross-functional stakeholders.

Requirements

• 10+ years of experience in preconstruction, estimating, or project controls within commercial construction.
• Experience developing conceptual or budgetary pricing and schedule models for projects with incomplete design.
• Experience running or substantially supporting formal RFP processes, bid leveling, and GC/subcontractor evaluation.
• Data center or mission-critical construction experience is strongly preferred.
• Working knowledge of Procore or a comparable project management platform and strong Excel and financial modeling skills.
• Ability to communicate feasibility and risk directly to Corporate Development and executive audiences.
