Portfolio Manager, Commercial Real Estate Debt

Location: New York, NY, United States; hybrid schedule with work from the office 4 days a week and flexibility to work remotely 1 day a week. Willingness to travel is required.

Base salary: USD 120,000–225,000 per year, plus potential discretionary bonus, incentives, and benefits.

What you will do

• Build the commercial real estate debt investment pipeline through thematic research, sourcing, and relationship-driven origination.
• Develop relationships with sponsors, borrowers, financing partners, advisors, and other real estate capital markets participants.
• Underwrite selected transactions using a fundamental, research-oriented, bottom-up investment process.
• Develop investment recommendations and structure and negotiate bespoke financing terms and covenants.
• Manage portfolio positions and borrower and sponsor relationships.
• Collaborate with global credit analysts, industry research colleagues, and private investment professionals across Wellington.

Requirements

• At least 12 years of relevant buy-side or sell-side experience in commercial real estate debt, real estate credit, structured finance, private credit, or credit research.
• Successful track record in commercial real estate credit, with strong knowledge of real estate fundamentals and underwriting across major sectors.
• Experience underwriting, structuring, or monitoring private commercial real estate debt transactions, including legal documentation.
• Established network across institutional sponsors, borrowers, banks, advisors, and real estate capital markets participants.
• Expertise drafting, structuring, and negotiating term sheets, loan agreements, credit documentation, and bespoke covenants.
• Strong analytical, communication, collaboration, judgment, and independent decision-making skills, with an undergraduate degree in finance, economics, accounting, real estate, or a related discipline preferred.
