Land Acquisition Analyst (Real Estate)

Location: Must be located in the Dallas–Fort Worth area and work a hybrid schedule; regular in-office and in-field work is required, with travel between DFW, Houston, and Austin.

Salary: $55,000–$65,000 estimated base salary, plus equity.

What you will do

• Underwrite land and lot opportunities using pro formas, takedown schedules, cash-flow analyses, IRR, margins, and residual land value.
• Prepare Investment Committee memos, exhibits, site maps, and supporting data for land acquisition decisions.
• Research housing submarkets, school districts, population and job growth, absorption, pricing, and competing communities.
• Screen and track the deal pipeline from brokers, landowners, and developers.
• Support due diligence by tracking title, survey, environmental, and geotechnical reports, contract dates, and deadlines.
• Visit development sites and competing communities and collaborate with Finance, Investment Strategy, Sales, Marketing, and Pre-construction.

Requirements

• Bachelor’s degree in Real Estate, Finance, Economics, Business, Urban Planning, or a related field.
• 0–2 years of relevant experience in real estate, homebuilding, land development, commercial real estate, brokerage, or an analytical role; relevant internships count.
• Strong Excel skills and knowledge of financial modeling, cash flows, IRR, and sensitivity analysis.
• Ability to create concise written analyses and presentation-ready exhibits in PowerPoint or Google Slides.
• Strong organization, attention to detail, communication skills, and ability to manage multiple deals and deadlines.
• Valid driver’s license and ability to travel regularly within DFW and Houston, including walking undeveloped sites.

Nice to have

• Familiarity with Zonda, CoStar, MLS, GIS, Google Earth, ArcGIS, or Regrid.
• Knowledge of the DFW and/or Houston housing markets.
• Exposure to residential homebuilding or land development through work, internships, or coursework.
