Real Estate Valuation Analyst

Location: Hybrid position based out of the New York office

Salary: $45,000–$75,000 base pay per year

What you will do

• Prepare cash flow models in ARGUS Enterprise using rent rolls, operating statements, tenant sales, and other client-provided financial data.
• Support sales comparison and cost approaches by researching property transactions and preparing replacement cost estimates.
• Conduct market and submarket analysis, determine market rent and rent growth assumptions, and support property valuation analyses.
• Review third-party appraisal reports and ARGUS models for factual accuracy, market assumptions, valuation metrics, and compliance with USPAP and state regulations.
• Support appraisal management workflows, including client coordination, scheduling calls, engagement letters, and Argus ValueInsight setup.
• Complete onboarding, appraisal, ethics, USPAP, and due diligence training while working toward ARGUS certification.

Requirements

• Bachelor’s degree in Real Estate, Finance, Economics, Accounting, or a related field.
• Strong business writing, research, quantitative, analytical, communication, and collaboration skills.
• Proficiency in Excel, including XLOOKUPs, pivot tables, and discounted cash flow models.
• Ability to communicate technical information to non-technical stakeholders and apply sound judgment in valuation analysis.
• Proactive approach, commitment to continuous learning and certification, and willingness to work outside regular hours.

Nice to have

• Commercial real estate exposure through internships or other experience.
• Familiarity with ARGUS Enterprise.
