Title Examiner, New York (Remote)

Location: Remote within the USA, focused on New York State, including New York City and surrounding counties

Salary: $23.37–$31.15 per hour

What you will do

• Examine titles for cooperative properties throughout New York State, including Manhattan, Brooklyn, Queens, the Bronx, and Staten Island.
• Search ACRIS, county clerk systems, and other land-record databases.
• Review New York deeds, mortgages, satisfactions, assignments, CEMA transactions, transfer documents, and cooperative transaction records.
• Conduct co-op and UCC lien searches, reviewing proprietary leases, stock certificates, recognition agreements, and managing agent documentation.
• Identify title defects involving liens, judgments, mortgages, tax records, municipal charges, ECB violations, name variations, vesting, and breaks in chain of title.
• Prepare coop lien searches, curative requirements, and underwriting interpretations for underwriting and closing teams.

Requirements

• 4+ years of directly related New York title examination experience.
• Strong working knowledge of ACRIS and New York county recording systems.
• Experience with New York co-op transactions, cooperative title review, UCC searches, and lien resolution.
• Knowledge of NYC-specific items, including ECB violations, municipal liens, and tax-related searches.
• Ability to work independently in a remote environment with strong accuracy, communication, and organizational skills.
• High school diploma or equivalent.
