Field Technician Turn

Location: Houston, TX, United States

Salary: $27.42–$34.28 per hour, plus eligibility for quarterly bonus payments.

What you will do

• Conduct tenant turns, move-out inspections, property condition assessments, and inventory updates for single-family homes.
• Coordinate move-out activities, including physical move-outs, key exchanges, and completion of required reports.
• Oversee contractor work and inspect completed repairs against specifications and property standards.
• Attend eviction property set outs and eviction hearings as needed.
• Perform maintenance work using hand tools, power tools, vehicles, and ladders.
• Troubleshoot plumbing, garage door, irrigation, electrical, HVAC, and related property issues.

Requirements

• At least two years of residential or property maintenance experience, or five years of relevant experience in lieu of education.
• High school diploma or GED preferred.
• Valid driver's license and ability to operate a motor vehicle are required.
• Knowledge of occupational hazards and OSHA safety methods.
• Proficiency in English, Microsoft Office, basic measurements and calculations, and strong communication, organization, and problem-solving skills.
• Ability to lift and carry specified loads, maneuver up to 300 pounds, climb A-frame and extension ladders, and work outdoors when required.

Nice to have

• Experience with Apple iPad, HVAC, Resco, and CRM systems.
• Universal EPA Certification or HVAC Type II Certification.
