Real Estate Manager (Retail Franchise)

Location: Hybrid role based at the Woodbury, MN office, with on-site work Monday through Thursday and remote work optional on Fridays. Travel to key markets is required 1–2 times per month.

Salary: $100,000–$120,000 per year

What you will do

• Execute real estate strategy in alignment with company growth goals.
• Lead site approval activities for new stores, relocations, and expansions.
• Build and manage relationships with brokers, landlords, developers, franchisees, and attorneys.
• Negotiate, review, and approve letters of intent for new locations.
• Manage deal progress from site identification through lease execution.
• Maintain real estate pipelines, reports, budgets, and market mapping across the assigned territory.

Requirements

• 5+ years of experience in real estate site selection and lease negotiation.
• Degree in real estate or a related field, or equivalent experience.
• Strong knowledge of commercial and retail lease documents, leasing processes, renewals, legal requirements, and lease administration.
• Experience with rent comparison or analytics software such as Kalibrate, Buxton, SiteWise, PlacerAI, or CoStar.
• Strong negotiation, communication, strategic thinking, organization, and attention to detail.
• Proficiency with Microsoft Office products.

Nice to have

• Experience managing retail lease portfolios across multiple states and landlords.
• Established relationships with landlords and brokers across the United States.
• Experience working with franchisees.
