Property Management Specialist II (Corporate Real Estate)

Location: Portland, Oregon, United States. Onsite schedule required. Applicants may work in or relocate to Portland; relocation assistance is not available.

Starting salary: $78,000–$100,000 USD annually, dependent on knowledge, skills, and experience.

What you will do

• Manage a diverse North American portfolio of leased and owned office, industrial, warehouse, manufacturing support, service center, and distribution facilities.
• Lead lease renewals, amendments, expansions, terminations, acquisitions, dispositions, negotiations, and related transaction activities.
• Support site selection, due diligence, portfolio optimization, workplace strategy, occupancy planning, and long-term facility planning.
• Analyze occupancy costs, lease structures, operating expenses, utilization, incentives, and financial impacts to develop business cases and executive recommendations.
• Coordinate business leaders, landlords, brokers, legal counsel, finance, facility operations, procurement, and external service providers.
• Manage renovations, expansions, relocations, tenant improvements, and capital projects, including scopes, schedules, budgets, procurement, construction, safety, and closeout.

Requirements

• Bachelor’s degree in real estate, business, finance, construction management, engineering, architecture, or a related field.
• At least 7 years of experience in corporate or commercial real estate, portfolio management, lease administration, facility planning, or a related discipline.
• Experience with commercial lease negotiations, renewals, amendments, acquisitions, dispositions, site selection, and due diligence.
• Knowledge of occupancy costs, lease structures, operating expenses, business cases, corporate real estate principles, and portfolio management.
• Experience working with brokers, landlords, attorneys, consultants, contractors, and external service providers while managing multiple initiatives.
• Applicants must be legally authorized to work permanently in the United States, and visa sponsorship or existing visa holders are not accepted.

Nice to have

• Experience supporting manufacturing, logistics, transportation, warehouse, service center, or industrial operations.
• Corporate real estate owner-side experience within a multi-site organization.
• Experience with workplace strategy, footprint optimization, portfolio transformation, lease accounting, or occupancy cost management.
• Professional credentials such as CPM, RPA, FMA, CCIM, or SIOR.
