Floating Environmental Services Specialist (Maintenance) (Northern New Jersey)

Location: Morristown, New Jersey, USA; travel required across Central and Northern New Jersey, parts of Westchester, New York, and Western Long Island

What you will do

• Cover absent Maintenance and Environmental Services Directors, support existing directors, and perform Maintenance Technician duties across multiple communities.
• Plan, supervise, and evaluate maintenance, environmental services, and housekeeping operations, including staffing, schedules, budgets, supplies, and departmental software.
• Inspect buildings, grounds, equipment, resident rooms, storage areas, and utility spaces; complete corrective maintenance and minor renovations.
• Operate, maintain, and diagnose HVAC, plumbing, electrical, mechanical, fire alarm, fire sprinkler, generator, elevator, and other building systems.
• Coordinate vendors, contracts, inspections, permits, licenses, life safety programs, emergency drills, audits, and capital expenditure projects.
• Maintain on-call availability and respond to emergency repairs after hours and on weekends.

Requirements

• At least three years of experience in maintenance, facilities management, or a related field.
• Valid driver’s license with an acceptable driving record.
• Working knowledge of HVAC, electrical, plumbing, fire safety, building systems, maintenance, and housekeeping practices.
• Hands-on experience with carpentry, painting, general maintenance, repairs, power tools, and maintenance equipment.
• Proficiency with Microsoft Office and facility management software systems such as Yardi, DSSI, or TELS.
• Ability to travel between communities, perform physical work, lift or carry up to 50 pounds, manage multiple priorities, and respond to emergencies.
