What you will do

• Lead, coach, and develop a maintenance team while maintaining accountability and high performance.
• Oversee preventive maintenance, apartment turns, work orders, vendor management, and capital improvement initiatives.
• Drive resident satisfaction through responsive service, quality workmanship, and clear communication.
• Partner with community leadership on maintenance, operational, and capital priorities.
• Manage maintenance budgets, inventory, contracts, and resources.
• Use mobile work-order technology and performance metrics to monitor service delivery and operational outcomes.

Requirements

• At least 3 years of multifamily maintenance, facilities management, building operations, or related property maintenance experience.
• At least 1 year of experience leading, coaching, and developing maintenance technicians or service teams.
• Experience with work orders, preventive maintenance programs, apartment turns, vendors, and maintenance operations.
• Working knowledge of HVAC, plumbing, electrical systems, appliances, and general maintenance.
• Reliable transportation and the ability to work flexible schedules, including evenings, weekends, emergencies, and rotating on-call assignments.
• Ability to read, write, and communicate effectively in English.
