Focus on diagnosing complex building equipment, coordinating emergency and routine repairs, maintaining safety systems, and ensuring property readiness for occupancy.
Location: Luxe Belle, Columbus, Ohio, United States; onsite at the assigned property. Periodic travel and on-call availability are required.

What you will do
- Manage building services, preventive maintenance programs, emergency repairs, and routine maintenance in line with company procedures and applicable codes.
- Supervise Facilities Technicians and oversee HVAC, plumbing, electrical, mechanical, building automation, and general building systems.
- Monitor, diagnose, inspect, test, and maintain major building and life safety systems, including fire protection, alarms, generators, elevators, roofing, and emergency power equipment.
- Prioritize work orders, verify repair quality, track labor and materials, prepare inspection reports, and ensure vacant units are ready for occupancy.
- Manage facilities budgets, spare parts, tools, vendors, contractors, deliveries, bids, and contracted building work.
- Hire, train, and develop Facilities team members while enforcing safety procedures, PPE use, emergency preparedness, and company standards.
Requirements
- Must be eligible to work in the United States; visa sponsorship is not available.
- High school diploma/GED, trade school diploma, or military training.
- At least 5 years of relevant experience managing building systems in multi-unit residential properties, including 2 years of supervisory experience.
- At least 2 years of experience with building automation and life safety systems.
- EPA 608 Universal/HVAC certification and Certified Pool Operator certification, or willingness to obtain CPO certification within six months.
- Expertise in plumbing, HVAC, electrical, and mechanical systems; basic Microsoft Office and CMMS knowledge; valid driver's license; ability to stand for 8 hours or longer and lift up to 100 lbs.
