Assistant Community Manager (Student Housing): Managing day-to-day operations, resident accounts, facilities, leasing, and financial performance for a student housing community with an accent on staff leadership, property administration, customer experience, and account management. Focus on coordinating turnover and move-in processes, maintaining delinquency below 2%, executing sales and marketing initiatives, and responding to resident concerns and operational emergencies.

Location: Northpoint Crossing, College Station, Texas, United States. The role is performed at the assigned property and may require periodic travel, daytime business hours, additional non-traditional hours during peak periods and emergencies.

What you will do

  • Support the General Manager in maintaining the operational and financial performance of the property and act as General Manager during absences.
  • Lead, coach, hire, train, and schedule onsite staff while ensuring compliance with Fair Housing, safety, and company policies.
  • Manage resident accounts, utility billing, accounts receivable, audits, notices, evictions, move-ins, room assignments, transfers, move-outs, and turnover processes.
  • Maintain property appearance, facilities, amenities, inspections, preventive maintenance, work orders, and compliance with applicable codes and company standards.
  • Prepare month-end reports, reconcile accounts, manage fees and collections, assess move-out damages, and maintain delinquency below 2% by month end.
  • Lead sales and customer experience activities, market surveys, promotional initiatives, KPI reporting, local marketing, revenue goals, and escalated resident concerns.

Requirements

  • At least 1 year of experience working in living communities or property management.
  • Proficiency in property management systems; Entrata experience is preferred.
  • Exceptional written and verbal communication skills, meticulous attention to detail, and a customer-centric mindset.
  • Must be eligible to work in the United States; visa sponsorship is not available.
  • Availability to work onsite at the assigned property, including additional non-traditional hours during peak periods and emergencies.
