TL;DR
Project Manager I (Real Estate): Managing capital improvement projects for multifamily properties, including renovations and smart home technology upgrades, with an accent on budgeting, vendor coordination, and schedule control. Focus on defining project scopes, managing contracts and risks, and conducting site visits across the property portfolio.

Location: Bethesda, MD, USA; in-office five days a week. Candidates in Florida or Atlanta, GA may also be considered. Travel to properties within the portfolio is required approximately 25% of the time.

Salary: $75,000–$80,000 yearly base salary, plus annual bonus opportunities.

What you will do

  • Manage small-scale capital improvement projects involving common area renovations, unit renovations, and smart home technology upgrades.
  • Support larger renovation and asset enhancement programs, including project planning, execution, and reporting.
  • Define project objectives, scopes of work, estimates, budgets, schedules, and requirements with internal stakeholders and vendors.
  • Coordinate project teams, resources, contracts, bidding, vendor selection, negotiations, and execution.
  • Lead project kickoffs and status reviews, identify risks, and escalate issues affecting scope, schedules, or budgets.
  • Visit properties, monitor project progress, support vendors, and provide weekly status reports to leadership.

Requirements

  • At least 1 year of project management experience, preferably in renovation, construction, facilities, asset enhancement, or property-related projects.
  • Experience with project tracking, budgeting, reporting, and managing multiple priorities.
  • Strong organizational, time management, communication, and relationship-building skills.
  • Ability to collaborate with internal departments and external vendors in a fast-paced environment.
  • Bachelor's degree or equivalent experience preferred.
  • Ability and willingness to travel up to 25% for property visits, project oversight, vendor coordination, and stakeholder meetings.
