Field Technician Turn (Property Maintenance)

Location: Kernville, United States; onsite field work required

Salary: $28.00–$32.00 per hour, plus eligibility for quarterly bonus payments.

What you will do

• Conduct tenant turns, move-out inspections, property condition assessments, and inventory maintenance for single-family homes.
• Coordinate physical move-outs, key exchanges, reports, contractor work, eviction property set-outs, and hearings as needed.
• Inspect contractor work against specifications and property quality standards.
• Perform hands-on maintenance using hand tools, power tools, and ladders.
• Troubleshoot plumbing, garage door, irrigation, HVAC, and electrical issues.
• Remove debris and leaves from roof gutters and perform tasks such as tree trimming.

Requirements

• At least two years of residential or property maintenance experience, or five years of experience in lieu of education.
• Valid driver's license and ability to operate a motor vehicle and climb A-frame and extension ladders.
• Basic hand and power tool skills, measurement and calculation ability, and knowledge of OSHA safety methods.
• Proficiency in English, Microsoft Word, Excel, and Outlook; strong communication, time management, and problem-solving skills.
• Ability to lift and carry up to 75 pounds to waist and shoulder height, 20 pounds overhead, and physically maneuver 300 pounds.
• High school diploma or GED is preferred.

Nice to have

• Experience with Apple iPad, HVAC, Resco, and CRM systems.
• Universal EPA or HVAC Type II certification.
