Real Estate Manager (Retail)

Location: Remote, Texas 78745; candidates must be based in Texas and have experience in the Texas market.

What you will do

• Execute strategic real estate market plans across the full lifecycle for the assigned Texas territory.
• Identify sites for new stores and repositioning opportunities, including field tours and retail trade-area analysis.
• Coordinate with construction, design, facilities, finance, asset management, operations, brokers, developers, and legal counsel.
• Manage multiple LOI and lease negotiations while pursuing near-term and long-term growth targets.
• Prepare and present LOIs, site approval packages, financial analyses, and reports for monthly Real Estate Committee meetings.
• Manage broker teams and mentor a Real Estate Coordinator while maintaining external developer and service-provider relationships.

Requirements

• 3+ years of experience in retail real estate.
• 2+ years of experience in market planning, site selection, and deal negotiation.
• Working knowledge of regional retail markets, shopping centers, and major developers.
• Experience managing master brokers, local market brokers, third-party service providers, and outside legal counsel.
• Strong communication, presentation, analytical, problem-solving, negotiation, and transaction-management skills.
• Bachelor’s or master’s degree in business administration, real estate, finance, or a related concentration preferred.
