Director of Real Estate, Land & Leases Finance

Location: San Francisco, CA, United States; on-site

Salary: $235,000–$275,000 per year plus bonus; restricted stock units included in all offers.

What you will do

• Lead financial due diligence for land acquisitions, ground leases, and site control agreements.
• Build site-level models covering acquisition costs, lease economics, property taxes, incentives, and total cost of ownership.
• Support the structuring and negotiation of purchase agreements, ground leases, options, tax abatements, and PILOT agreements.
• Assess how land ownership and lease structures affect debt sizing, credit packages, financeability, and investor requirements.
• Track land and real estate assets throughout acquisition, construction, operations, disposition, and refinancing.
• Provide financial analysis for Real Estate, Development, Power, Legal, Project Finance, boards, investors, and lenders.

Requirements

• 8+ years of experience in real estate finance, land acquisition, project finance, or corporate development.
• Experience in data centers, energy, industrial, or infrastructure sectors is preferred.
• Demonstrated experience with financial due diligence and modeling acquisition and lease economics.
• Working knowledge of ground leases, purchase options, easements, tax abatements, and PILOT agreements.
• Strong financial modeling, analytical, cross-functional collaboration, and negotiation skills.
• Bachelor’s degree required; MBA, JD, or equivalent is a plus.
