TL;DR
Non-Certified Operating Engineer (HVAC): Operating and maintaining mechanical, electrical, plumbing, and HVAC systems for assigned commercial properties with an accent on preventive maintenance, equipment inspections, energy management, and building safety. Focus on troubleshooting boilers, chillers, pumps, cooling towers, emergency systems, and responding to equipment failures and other urgent situations.

Location: Woodland Hills, California, USA; on-site commercial property operations with possible shift, overtime, and on-call duties.

Salary: $39.32–$46.26 per hour.

What you will do

  • Operate, maintain, inspect, and repair mechanical, electrical, plumbing, and HVAC systems.
  • Maintain chillers, boilers, heaters, pumps, cooling towers, compressors, water systems, air distribution equipment, and related controls.
  • Perform preventive and corrective maintenance, including filter changes, coil cleaning, lubrication, belt and bearing work, water treatment, and scheduled inspections.
  • Monitor energy management systems and verify field conditions, equipment performance, and required adjustments.
  • Inspect emergency generators, fire pumps, exit signs, emergency lighting, electrical rooms, and building life-safety systems.
  • Respond to emergencies and customer concerns, document completed work, and report activities to the supervisor.

Requirements

  • High school diploma, GED, trade, technical, or vocational education.
  • 7+ years of related experience in a commercial property setting or an equivalent combination of education and experience.
  • Experience operating, maintaining, and repairing HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems.
  • Appropriate trade licenses or permits may be required, including electrician, refrigeration, boiler, or steam operator credentials; CFC Universal Technician certification may also be required.
  • Valid driver’s license, good driving record, building systems knowledge, and basic skills in Outlook, Excel, and Word.
  • Must be able to work on site in Woodland Hills, California, including possible shift, extended, emergency, overtime, and on-call assignments.
