Associate Asset Management - Commercial (Commercial Real Estate)

Location: Downtown Minneapolis office, United States; occasional overnight travel expected.

Annual base pay: $120,000–$150,100, with possible additional commission or incentive compensation.

What you will do

• Create and modify sophisticated financial models in Argus and Excel in alignment with investment strategies.
• Coordinate lease NPV analysis and assess impacts on asset value and cash flow.
• Manage property cash flow, distributions, capital improvement plans, operating budgets, and variance reviews.
• Analyze, negotiate, and execute loan refinancings or restructurings with Capital Markets.
• Prepare quarterly investment return forecasts, reports, investment letters, and memorandums.
• Coordinate sale-asset due diligence, market research, comparable analysis, and mentorship for analysts.

Requirements

• Undergraduate degree.
• 4–8 years of experience as an analyst or senior analyst at a commercial real estate development or investment firm.
• Experience forecasting and modeling commercial real estate investments and strong knowledge of valuation concepts.
• Proficiency in Excel; Argus experience is advantageous.
• Knowledge of LLC and partnership agreements, property tax assessment, management agreements, financing structures, and loan documentation.
• Must be eligible to work in the United States; employment eligibility verification is required.
