Location: Nashville, Tennessee, United States. The role includes frequent work at field locations, governmental agencies, corporate entities, and client offices, as well as travel and outdoor activities in varying climates.
Salary: USD 80,600–83,200 per year, plus potential participation in an annual discretionary bonus program.

What you will do
- Research affected property owners, initiate contact, secure property-entry permissions, and maintain positive landowner relationships.
- Explain property appraisals and valuations and negotiate right-of-way options, easements, fee interests, curative documents, and damage settlements.
- Work with landowner attorneys, project supervisors, construction teams, and community stakeholders to reach agreements and support project delivery.
- Maintain detailed contact diaries, payment logs, weekly activity reports, project files, mail-outs, and right-of-way documentation.
- Obtain public-record documents and help develop construction lines based on landowner or tenant conditions and restrictions.
- Follow project safety, quality, and sustainability requirements while supporting indoor, outdoor, and field operations.
Requirements
- At least five years of experience as a right-of-way agent or in a related right-of-way position.
- Associate degree preferred, or equivalent relevant experience.
- Valid driver's license required; ability to travel as dictated by project requirements.
- Knowledge of land descriptions and terminology, surface and subsurface rights, right-of-way document analysis, property valuation, and negotiation.
- Proficiency with Microsoft Office, spreadsheets, word processing, land database systems, digital filing systems, and valuation calculations in Excel.
- Strong written and verbal communication, analytical skills, independent judgment, initiative, and ability to work under time pressure.
Nice to have
- SR/WA or another IRWA designation.
- Ability to obtain a state Notary Public credential.
- State real estate license, if required by the state.
