Focus on maintaining audit-ready LIHTC/HUD files, driving occupancy and collections, coordinating renovations and maintenance, and improving property performance.

Location: Portland, Oregon, at the Portland Main Office and Westshore affordable housing community

Salary: $70,000–$95,000 yearly plus a performance-based bonus opportunity.

hirify.global manages properties for Great Expectations, an owner and developer of affordable and workforce housing across the Pacific Northwest.

What you will do

  • Lead the overall operations and performance of Westshore, a newly acquired 121-unit affordable housing community.
  • Manage LIHTC and HUD certifications, recertifications, income and asset verification, resident files, rent limits, inspections, and audit readiness.
  • Lead, coach, and hold the onsite team accountable for performance and service quality.
  • Coordinate with construction and maintenance teams during renovations, unit turns, preventative maintenance, work orders, and vendor activities.
  • Drive occupancy, leasing, renewals, collections, and delinquency reduction.
  • Review financial results, manage variances and expenses, and execute the annual operating plan.

Requirements

  • At least 3 years of residential property management experience.
  • Hands-on LIHTC and/or HUD affordable housing experience.
  • Strong knowledge of certifications, recertifications, income calculations, resident files, and affordable housing compliance.
  • Experience managing teams and holding people accountable.
  • Understanding of occupancy, delinquency, budgeting, expenses, and property financial performance.
  • Strong organizational, communication, decision-making, and problem-solving skills.

Nice to have

  • Affordable housing certifications such as HCCP, SHCM, COS, or equivalent.
  • Experience onboarding acquisitions, mentoring property managers, or progressing toward area or regional leadership.
