REIT and Real Estate Fund Ratings Analyst - Director/Senior Director (NY) (REIT)

Location: Hybrid role based in New York, New York, United States

Annual base salary: $150,000–$250,000

What you will do

• Conduct initial ratings and surveillance of corporate-level debt issued by REITs, institutional real estate funds, and commercial real estate operating companies.
• Manage approximately 10–12 credits, update financial models, and monitor industry, property market, operating, development, and financing risks.
• Assess access to capital, funding sources, financing strategies, issuer structures, and covenant compliance.
• Lead rating committee presentations and meetings with company management, investors, and bankers.
• Prepare company reports, press releases, sector outlooks, special reports, and committee memorandums.
• Review and edit reports prepared by associate team members and maintain peer comparisons of credit metrics.

Requirements

• Bachelor's degree.
• 8+ years of experience in REIT research or real estate.
• Knowledge of secured and unsecured commercial real estate debt capital markets and financing strategies.
• Experience analyzing public REITs, real estate funds, non-REIT property operating companies, and non-traded REITs.
• Proficiency reviewing financial statements under GAAP, fair-market-value, and IFRS frameworks, with the ability to estimate private-market property values.
• Proficiency with Bloomberg, intermediate Microsoft Excel, and building pro forma financial models; strong verbal and written communication skills.

Nice to have

• Experience conducting REIT credit surveillance or initial ratings at a credit rating agency.
• Familiarity with generative AI tools such as ChatGPT for research, data insights, and productivity.
