Floating Environmental Services Specialist (Maintenance) Southern New Jersey

Location: Morristown, New Jersey, USA; requires travel and work at various communities across Central and Southern New Jersey, parts of Eastern Pennsylvania, and Delaware.

Salary: $75,000–$80,000 yearly

What you will do

• Cover absent Maintenance or Environmental Services Directors and support existing directors or work as a Maintenance Technician across assigned communities.
• Plan, supervise, and evaluate maintenance, environmental services, and housekeeping programs, schedules, personnel, supplies, and budgets.
• Maintain and diagnose building systems and equipment, including HVAC, plumbing, electrical, mechanical, fire alarms, fire sprinklers, generators, elevators, and access control systems.
• Perform hands-on corrective maintenance, including snow removal, painting, carpentry, plumbing, light electrical work, repairs, room readiness, and minor renovations.
• Coordinate vendors, contracts, inspections, permits, audits, regulatory compliance, and plans of correction.
• Maintain emergency preparedness procedures, conduct drills and safety tours, respond to after-hours emergencies, and support capital expenditure projects.

Requirements

• At least three years of experience in maintenance, facilities management, or a related field.
• Valid driver’s license with an acceptable driving record.
• Knowledge of maintenance and housekeeping practices, applicable regulations, building systems, HVAC, electrical, plumbing, and fire safety.
• Hands-on experience with general maintenance, carpentry, painting, repairs, power tools, and maintenance equipment.
• Proficiency in Microsoft Office and facility management software such as Yardi, DSSI, or TELS.
• Ability to manage multiple priorities, meet deadlines, perform physical work, and lift or carry up to 50 pounds.
