Floating Environmental Services Specialist (Maintenance) Northern New Jersey

Location: Morristown, New Jersey, USA; required travel to communities across Central and Northern New Jersey, parts of Westchester, New York, and Western Long Island

What you will do

• Provide coverage for absent Maintenance and Environmental Services Directors and support current directors as a hands-on Maintenance Technician.
• Plan, supervise, and evaluate maintenance, environmental services, and housekeeping programs, schedules, personnel, supplies, and budgets.
• Inspect buildings, grounds, equipment, resident rooms, and service areas; perform corrective maintenance and minor renovation work.
• Operate, maintain, and diagnose HVAC, plumbing, electrical, mechanical, generator, elevator, fire alarm, and fire sprinkler systems.
• Coordinate vendors, contracts, inspections, permits, licenses, certificates, audits, and plans of correction for regulatory deficiencies.
• Maintain emergency preparedness procedures, conduct drills and safety tours, and respond to emergency calls after hours and on weekends.

Requirements

• At least three years of experience in maintenance, facilities management, or a related field.
• Valid driver’s license with an acceptable driving record.
• Working knowledge of building systems, including HVAC, electrical, plumbing, and fire safety systems.
• Hands-on experience with general maintenance, carpentry, painting, repairs, power tools, and maintenance equipment.
• Proficiency in Microsoft Office and facility management software; experience with systems such as Yardi, DSSI, or TELS is relevant.
• Ability to manage multiple priorities, perform physical work, lift or carry up to 50 pounds, and respond to emergencies.
