Senior Director, Real Estate & Portfolio Strategy

Location: San Francisco, CA, United States. Work arrangement: On-site.

Compensation: $235,000–$285,000 annually plus bonus and Restricted Stock Units.

What you will do

• Lead real estate portfolio strategy across corporate offices, manufacturing sites, data centers, and cloud colocation facilities.
• Manage lease reviews, abstracting, critical dates, options, obligations, renewals, expansions, contractions, subleases, and terminations.
• Lead negotiations and end-to-end transactions with brokers, legal counsel, Finance, Workplace, Procurement, and Data Center Operations.
• Manage data center and colocation lease terms, including power and capacity commitments, service-level agreements, interconnection terms, and expansion rights.
• Build cash flow models, occupancy cost analyses, rent schedules, lease comparisons, and executive business cases.
• Implement a global lease administration platform and improve portfolio reporting, governance, compliance, and audit readiness.

Requirements

• Bachelor’s degree in Real Estate, Business, Finance, or a related field.
• 15+ years of experience in corporate real estate, portfolio strategy, lease administration, or commercial real estate transaction management.
• Experience managing concurrent lease transactions across multiple geographies and asset types, including office and data center or cloud colocation portfolios.
• Strong financial modeling, lease economics, business case development, executive reporting, and analytical skills.
• Experience negotiating commercial leases with brokers and legal counsel, including data center terms such as power, SLAs, interconnection, and expansion rights.
• Experience with lease and portfolio audits, compliance, risk management, stakeholder coordination, and Excel or Google Sheets.

• Experience implementing or administering lease management software.
• Experience in a high-growth technology, AI, data center, or manufacturing environment.
• Experience working with global brokerage firms such as JLL, CBRE, or Cushman & Wakefield.
• Experience with international portfolios and hyperscaler or wholesale data center lease structures.
