Non-QM Income Scenario Specialist (Wholesale)

What you will do

• Provide daily loan support through a ticketing system, phone, email, and in-person communication for underwriting and loan scenario questions.
• Calculate qualifying income for Non-QM loans using self-employment, asset depletion, bank statement, debt-service-ratio, wage, capital gains, rental, and other income sources.
• Review complex personal and business tax returns, bank statements, profit and loss statements, balance sheets, and rental income documentation.
• Interpret investor guidelines, explain calculation methods, and identify alternative investor options for underwriting scenarios.
• Create technical documentation, how-to guides, FAQs, and self-help references.
• Support training, participate in underwriting and sales calls, track ticket activities, and meet required turnaround times.

Requirements

• Minimum 4 years of underwriting experience with multiple agency and investor guidelines preferred.
• Background in Jumbo, Non-Agency, and Non-QM underwriting preferred.
• Knowledge of IRS income forms and schedules, including 1040, 1120-S, 1065, and 1120.
• Strong communication, negotiation, customer service, and problem-solving skills.
• Proficiency with Microsoft Word, Excel, and Outlook.
• Experience with LoanBeam and Encompass preferred; a bachelor’s degree or equivalent experience is preferred.
