TL;DR
Senior Manager – Real Estate (China Region) (Corporate Real Estate): Developing and executing real estate strategy for a 1.3M SF portfolio covering offices, manufacturing sites, and support facilities with an accent on portfolio optimization, transaction execution, and cost control. Focus on building data-driven business cases, negotiating leases and acquisitions, coordinating cross-functional delivery, and maintaining compliant lease administration across China.

What you will do
- Develop and maintain the real estate strategy for China by business unit and individual site.
- Optimize the approximately 1.3M SF portfolio, including footprint, utilization, costs, consolidation, expansion, relocation, and exit opportunities.
- Build financial and risk-based business cases and present recommendations to senior leadership.
- Lead or support lease negotiations, renewals, acquisitions, broker management, and transaction execution.
- Coordinate stakeholders through transaction close and occupancy, including support for manufacturing expansion.
- Drive savings across rent, facilities management, and energy while ensuring lease administration, governance, and compliance.
Requirements
- 8–12+ years of experience in corporate real estate or real estate transactions.
- Experience with lease negotiations and portfolio strategy.
- Strong financial acumen and experience developing business cases and financial models.
- Knowledge of the China real estate market and strong communication and project management skills.
- Fluent Mandarin and English required.
- Ability to influence senior stakeholders without direct authority and operate effectively in a matrixed environment.
