TL;DR

Manager, Valuation Advisory Services APAC: Manage a team of 7 and oversee quarterly valuation processes for institutional real estate funds with an accent on reviewing third-party commercial real estate valuations, financial models, and market data analysis. Location: Singapore office (flexible Activity-Based Work model: office for collaboration, remote for focused tasks)

Salary: SGD $120,000–145,000

What you will do

  • Manage team workflow, daily supervision, coaching, and mentoring of junior staff.
  • Conduct reviews of third-party commercial real estate valuations across APAC.
  • Analyze market data and valuation assumptions for reasonableness in Market Value opinions.
  • Review ARGUS, FORBURY, and Excel-based valuation models for accuracy.
  • Handle client communications, resolve concerns with clients and appraisers, and create portfolio presentations.
  • Advise clients on valuation processes and develop training procedures.

Requirements

  • Location: Based in Singapore office
  • University degree in real estate, finance, or related field.
  • Fully qualified MRICS or equivalent; versed in IVS/RICS Global Standards.
  • 8+ years commercial real estate valuation experience (valuation firm exposure a plus).
  • Expertise in ARGUS Enterprise, FORBURY, and MS-Excel financial modeling.
  • Fluency in English (additional Asian languages an advantage).
  • Strong project management, communication, and attention to detail skills.
