Real Estate Manager - Portfolio Transactions & Renewals (Retail)

Location: Huntington Beach, CA, United States; other listed locations include Addison, TX, United States; Huntington Beach, NV, United States; and Huntington Beach, LA, United States. Flexible remote and hybrid work options may be available if eligible.

Salary: $110,000–$120,000 per year.

What you will do

• Manage lease renewals, rent reductions, restructures, amendments, extensions, expansions, assignments, buyouts, and terminations for an assigned retail portfolio.
• Develop negotiation strategies, analyze lease economics, and prepare occupancy cost analyses and business cases for renewal, relocation, downsizing, consolidation, or closure decisions.
• Present transaction recommendations and approval requests to senior leadership while maintaining a rolling renewal pipeline and meeting critical notice and expiration dates.
• Negotiate and document landlord approvals, consents, estoppels, SNDA agreements, assignments, and related lease matters.
• Partner with Operations, Finance, Facilities, Construction, Legal, and Executive Leadership on portfolio objectives, due diligence, mergers, acquisitions, divestitures, and integration.
• Monitor market conditions and rental trends, maintain transaction records and forecasts, and prepare recurring portfolio and renewal reports.

Requirements

• Bachelor's degree in Real Estate, Business, Finance, or a related field, or equivalent experience.
• At least 5 years of commercial retail real estate transaction experience.
• Experience negotiating lease renewals, amendments, restructures, and other portfolio transactions.
• Strong financial and analytical skills, including occupancy cost analysis and return-on-investment evaluation.
• Experience interpreting complex lease documents and coordinating with legal counsel.
• Proficiency in Microsoft Excel, financial modeling, and data analysis; experience with lease administration platforms and real estate databases.
• Strong understanding of retail site economics and occupancy cost management.
• Ability to manage a large volume of transactions simultaneously, meet critical deadlines, and travel throughout the assigned territory as needed.

• Strong negotiation, influencing, presentation, project management, and organizational skills.
• Ability to align transaction strategies with broader business objectives and interpret financial statements, store performance metrics, and occupancy cost reports.
• Experience supporting multi-state retail portfolios and prioritizing high-volume transactions in a deadline-driven environment.
• Self-starter with a strong work ethic who can work independently and collaboratively.
