Sr. Construction Manager, Office Interiors

Location: Chicago, IL, United States; onsite role with regular jobsite visits.

What you will do

• Represent clients and lead tenant improvement and capital improvement projects across commercial office properties from budgeting and design through bidding, construction, and close-out.
• Define project scope, conceptual budgets, schedules, value-engineering strategies, and complete cost estimates.
• Lead architects, engineers, contractors, design teams, and client stakeholders through bidding, procurement, construction, and project close-out.
• Manage progress meetings, submittals, schedules, change orders, pay applications, lien waivers, permitting, punch lists, quality, and safety compliance.
• Maintain occupied buildings during construction by managing project phasing and resolving issues before they affect clients or tenants.
• Provide client reporting and advice while supporting business development and mentoring less experienced project team members.

Requirements

• Minimum 7 years of construction management or project management experience in commercial office interiors, with a general contractor or owner’s representative/commercial real estate services firm.
• Proven experience delivering office tenant improvement and capital improvement projects from preconstruction through close-out, including in occupied buildings.
• Experience independently managing multiple projects while leading general contractors, design teams, and client relationships.
• Ability to read construction drawings and visualize missing information, with strong estimating, bid-leveling, and cost-control skills and strong risk awareness.
• Working knowledge of AIA contracts, pay applications, lien waivers, and change orders.
• Proficiency in MS Office and MS Project.
• Strong negotiation and proactive communication skills with clients, design teams, and contractors.
• Ability to visit jobsites regularly.

• Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field.
• Chicago market experience.
